The Real Estate Manager (“REM”) will execute real estate activities and transactions for SRS Distribution, a high-growth, private equity-backed wholesale distributor of building products with approximately 600 locations in 44 states. Reporting to the Director of Real Estate, the REM will be responsible for directly contributing to an aggressive growth strategy through new branch expansion. We seek a highly experienced real estate transaction manager with industrial warehouse expertise who demonstrates proven success in a high growth real estate organization delivering a large volume of simultaneous, complex transactions under demanding timelines.
The REM will work closely with internal senior business leaders, including the company’s branch network expansion team, as well as with the company’s outsourced real estate services firm and third-party real estate counsel.
This role supports our West Coast region and the ideal candidate will be based in Washington, Oregon, California, Nevada, or Arizona.
- Manage high volume deal flow and negotiate leases and build-to-suits under demanding timeframes for Greenfields, relocations, and lease renewals
- Directly manage broker partners to draft and negotiate Requests for Proposals (RFPs), Letters of Intent (LOIs), Leases, Subleases, and License Agreements from inception to execution
- Evaluate needs along with gathering and analyzing economic, demographic, and other market data to understand, identify and prioritize key markets
- Work with internal and external legal counsel in preparing and reviewing real estate related legal documents
- Work closely with construction project manager, broker partners, internal and external legal counsel, field operations leaders, lease administration, FP&A, throughout the lifecycle of the real estate deal
- Effectively communicate expectations, requirements, and status of deals to key business partners – both internal and external
- Develop and maintain strong relationships with internal business partners
- Partners with Regional FP&A Managers to provide rent, OpEx and CapEx figures for executive approval process
- Assists Director of Real Estate with the development of procedures and process improvements
- Bachelor’s and/or Master’s degree in relevant area of study (business, real estate, finance, economics)
- 5+ years of commercial real estate experience within a similar multi-site operating company or real estate services firm focused on a high velocity of annual transactions in multiple states/regions
- Demonstrated skills in the areas of lease and contract negotiations
- Proficiency with real estate principles as well as legal terminology and provisions in standard commercial leases
- Experience taking opportunities from market research and planning through site selection and lease negotiations
- Demonstrated ability to effectively establish relationships and interact with the real estate development community, including developers and brokers
- Exceptional ability to gather, analyze and present demographic and financial data in executive level reports
- Ability to present information effectively and respond to questions from executive team members, property owners, location managers, and local government officials
- Ability to discern and drive best financial outcome, including assessment of lease options, and evaluation of relocation opportunities
- Knowledge of commercial real estate market supply/demand forces
- Ability to carry out multiple assignments concurrently and manage tight timelines
- Excellent planning, organization, and time management skills; Effective resource management and project management skills
- Strong ability to identify and solve ambiguous problems
- Proven self-starter who sets aggressive goals and consistently gets results
- Strong teamwork, collaboration, and field service orientation
- Skill in persuasive oral and written communications, including effective executive-level presentation skills
- Proven ability to manage cross-functional teams through influence versus direct management
- Proficient with MS Excel, Word and PowerPoint
- Willingness to travel up to 40%
