The Site Selection Manager will be responsible for working with 3rd party brokers to secure lease properties for clients. This role will also be pivotal in identifying, evaluating, and acquiring strategic land parcels and existing buildings for ground-up build to suit development projects. This position requires a seasoned professional with a strong background in land assessment, commercial real estate, market analysis, negotiation, and relationship management. The successful candidate will be responsible for sourcing opportunities that align with our Client’s growth objectives and vision.
GENERAL RESPONSIBILITIES - DUTIES AND RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:
· Manage market-specific growth strategies, new site acquisition, leasing, and real estate administration for client expansion.
· Conduct thorough market research to identify potential land and retail space opportunities; analyze demographic, economic, and zoning data to assess feasibility and risks.
· Present new site and leasing recommendation packages for client approval; maintain Smartsheet with active sites and lease pipeline.
· Work with internal and external teams, including architects, engineers, attorneys, and brokers, to assess site and space suitability for client use.
· Coordinate with development and finance teams on due diligence processes, including lease abstracts, environmental assessments, zoning investigations, parking, access, and title reviews.
· Ensure all regulatory and legal requirements are met during acquisition and leasing processes, in close collaboration with development and financial teams.
· Provide demographic reports, mapping, and lease comps to clients to support decision-making.
· Negotiate and partner with landlords, developers, and brokers to secure favorable lease terms, tenant improvement packages, and rent concessions.
· Collaborate with site selection team to structure lease deals that align with the company’s and client’s financial goals and risk tolerance.
· Negotiate LOIs, redline lease drafts, and serve as conduit with the client’s legal team during lease negotiations and execution.
· Maintain schedule and project management for critical lease dates in SURMOUNT Smartsheet system; advise clients when renewal, option, or contingency deadlines approach and develop strategies to extend or renegotiate as needed.
· Prepare real estate financial analysis, including lease cost breakdowns, occupancy cost ratios, and rent vs. buy comparisons, as requested by client.
· Ensure all lease and acquisition documents are organized in BOX file share for easy client and internal access.
· Assemble and present leasing and site packages at Weekly Real Estate Committee meetings.
· Support closing efforts, including estoppel, SNDA, and landlord deliverables.
· Partner with internal brokerage team to market and sublease or sell properties as required by client strategies.
MINIMUM QUALIFICATIONS
· Experience
o 5+ years of experience in real-estate site selection, development, law, engineering, master planning in a technical industry.
o 5+ years’ experience in site due diligence, site development, and negotiation of leases / PSAs for complex projects.
· Bachelor's degree (e.g., BA, BS) or equivalent combination of education and related experience in Real Estate, Business, Finance, Architecture, Civil Engineering, or related field .
· Exceptional negotiation and deal structuring skills and proven experience in land acquisition and real estate development.
· Strong understanding of market trends, zoning regulations, and land use policies.
· Must have high proficiency with computer software, including Microsoft Word, Excel, Outlook, SmartSheets, and CoStar.
· Effective communication skills, and the ability to work cross-functionally across multiple teams.
· Proficient in real estate financial analysis and modeling.
· Willingness to learn our Yardi construction accounting software
· Must be able to work independently, be reliable, and organized.
· Must possess strong attention to detail with exceptional analytical and quantitative problem-solving skills.
· Able to work effectively when the way forward is not obvious, and resilient in recovering from setbacks/skilled at finding detours around obstacles.
· Exceptional time and task management skills in a fast-paced environment, managing multiple projects with significant responsibilities and competing priorities.
· Excellent professional demeanor with the ability to work with a wide range of levels and management.
· Must have excellent verbal and written communication skills.
This is a remote position with compensation between $120-140K + Bonus
