This is a remote position.

We are seeking a Real Estate Research Assistant with expertise in building and organizing targeted property lists for investing in New Jersey. This role involves sourcing properties with 3 or more units, identifying LLC-owned assets, capturing ownership and mailing details, and enriching each record with loan information and foreclosure or pre-foreclosure status where applicable. The ideal candidate is highly detail oriented, experienced with public records and third-party tools, and able to communicate findings clearly.

Key Responsibilities
• Design, build, and maintain targeted lists of NJ properties with 3+ units
• Identify LLC-owned properties and record accurate entity and registered agent details
• Enrich records with loan information and foreclosure or pre-foreclosure indicators
• Capture owner names and mailing addresses or LLC contact information as applicable
• Validate data against county portals and trusted third-party tools and deduplicate records
• Deliver structured Google Sheets or CSVs with consistent headers and simple notes on methodology
• Provide brief status updates and suggestions to improve list quality and hit your criteria

Requirements
• Proven experience with property research using tools like PropStream, BatchLeads, Privy, PropertyRadar, Reonomy, and county record portals
• Strong problem solving and data hygiene skills including filters, deduplication, and basic pivoting in Google Sheets or Excel
• Fluent in English with clear written communication
• Ability to translate your criteria into precise list builds and document each step
• Highly organized, detail oriented, and able to manage multiple projects on deadlines

Ideal Candidate
• Prior experience supporting real estate investors, wholesalers, or acquisitions teams
• Comfortable integrating output into skip tracing and outreach workflows
• Familiarity with multifamily basics, NJ property records, and foreclosure pipelines
